Over the years, I have routinely discovered significant issues and damages. Some home buyers have decided against the purchase due to this, while others have used my findings to negotiate repairs or adjust the selling price.
A home inspection takes a minimum of 2 hours to sometimes well over 3 hours to complete. If you decide to attend, which is highly recommended, the issues and damage can be viewed and explained to you firsthand. If you cannot make it to the inspection, I can call you afterwards with a recap of my findings.
Your inspection report is a custom-written, narrative-type report. It includes numerous digital pictures showing the issues and damages present. The report is not a typical generic type, but instead is more tailored to the home being inspected. Problem items are explained with the possible ramifications if they are not repaired or corrected.
The report is not given out in a rush immediately after the inspection. Time is taken to consider the issues found and their implications before a report is generated. Turnaround time is typically within 2 business days after the inspection is performed.
